Investment Info:

Single-family residence fix & flip investment in Atlanta.

Purchase price: $104,000
Cash invested: $65,000
Sale price: $215,000

Contributors:
Lowell "Champ" Crawford

Fix/Flip in an upcoming area of Atlanta. Project came out more beautiful than expected.
Great experience working with Champ on this deal. Looking forward to our closing on the 21st as well as working with him again!

What made you interested in investing in this type of deal?

The home and area reminded me of an area I grew up during my childhood. In addition, fix/flip is a strategy to help fund BRRRR deals

How did you find this deal and how did you negotiate it?

Was brought to me by my realtor.
I used the BP calculator and used it to negotiate the. price down

How did you finance this deal?

Paid cash with OPM

How did you add value to the deal?

Thru the guidance and input of Champ Crawford we remodeled the home to the showroom that it is today

What was the outcome?

Under contract $5k over asking

Lessons learned? Challenges?

Two main lessons:
a. always, always, always over budget your initial rehab budget
b. confirm terms with the investor

Challenges:
a. trying to not over-improve the property
b. staying in budget as much as we can

Yes. Champ Crawford is highly recommended.
