My questions is, What is the process for filing, do I have to do a 4797 form to report the sale or just an Schedule E form and marked as sold in 2023?

Their software allows investors to analyze properties, evaluate financing options, create pro forma financials, and generate investment reports.

Since they only require a minimum of 3.5% down it wouldn't eat up all my funds, which could be used elsewhere in other projects/rentals, and on top of that I could pretty much live rent free with even some positive cashflow.
