BiggerPockets is a great way to vet people, but until you get to know them in person, they are just pictures on the web.Also in my opinion and the people that I've met: the people who can help you the most, are people who do multiple strategies.

You can get together a package with your last two tax returns, bank/brokerage statements and w2s and that should give them most of what they need unless your financial picture is more complicated.

That said, the one thing I do agree with you on is the importance of looking into the "big picture".

I looked in the mls and it is a fsbo, so there were no pictures for me to review.I looked at rentals for 2bd 1 ba in the mls, and active are asking 1550 but closed rented are 1450.  

The tenants were happy with him because he worked around their schedule and he also got everything done ahead of schedule with pictures.
