For instance, I am sure everyone would love custom cabs - but will they pay you extra for them???

Since my original post, besides selling the duplex, I've added a killer off-market SFH deal in SW Boise with great tenants, demoed the structure from my auction property and it's almost ready with a new 3/2 mfd home on foundation with a custom carport in back, and am under contract for two townhouses out in Caldwell. 

Definitely swings the numbers a little bit, but the extra ~$500 / year for a SFH or duplex shouldn't change the game too much.

Along side that I'm wanting to get in to the buy and hold rental game in a few ~B- neighborhoods.I've never worked with a buying agent before, and they usually seem to be focused either on "homes" or "investments".

What is the end game, what are we striving to? 

I also launched a customized T-shirt company and that has taught me much in the way of product development, managing operating costs and expenses as well as marketing, profit margins and other cool things you're not taught in school.

I have been moved to a neighboring hotel a couple times, but the big chains always take care of customers. 

I backed into it and did not do the steps required to avoid big dollar losses.. if I knew then what I know now..I could be so far ahead of the game.

It's a mind game that is hard to beat with being so new.
