I am not a lawyer and this is not legal advice.I don't think you can have their cars towed or change the locks on them, while they appear to be living there and their stuff is still there.

I have been researching and it appears that for HML's I will have to pay for everything up front, and then be reimbursed afterward for the work done on the property (with a fee associated with every draw I pull for reimbursement).

It is NOT renters insurance, it is a unique policy that tenants pay for, but when they move out if there is something that a classical security deposit would normally pay for, it gets covered for the landlord.Rhino appears to be operating in the U.S., and Zero Deposit is in Europe.
