There's so many catalysts for population and job growth (Intel, Honda, Amazon, Nationwide Hospital, etc).

This land sits adjacent to major highway, ongoing construction of a Google facility, newly built Amazon (opened in August) & Walmart fulfillment center, with XPO Logistics a few minutes away. 

I have put together some economic drivers for the area: Amazon’s new 3.7 million sf Distribution Center created 1,500-2500 new jobs in Liverpool, and an additional hub in Dewitt created another 500Lockheed Martin in Liverpool recently won a record setting $3 billion contractSRC Inc. a national defense research company added 300 new jobs at its Ciceroheadquarters, already employing 900 highly skilled workersRaymour & Flanigan hiring 1,000 new employees at their field support and distributioncenter in LiverpoolJMA Wireless investing $100 million to build out an additional 5G component factory inSyracuse to complement the existing facility in Liverpool, and bringing much of its workforce to work in the area from around the country, bringing the number of local employees up to around 1,000.Byrne Dairy investing $28 million to expand its dairy plant in Dewitt, increasing to 300 employees at the plantMicron Technology, the second largest semiconductor manufacturer in the US after Intel, is building a $100 Billion computer chip factor in the White Pine Commerce Park – a 1200-acre development site owned by the County in the Town of Clay.

Walkertown and Kernersville have been benefitting from having larger companies move into them creating more jobs and traffic, like Amazon for example.

It's a studio not that big for a mom and kid, but they want to stay in this school district where the kid has all his friends.I'm not sure if this is a situation I should consider or how I'd screen them?

There are plenty of good books on Amazon and plenty of videos on the Bigger Pockets YouTube channel (and also another another one called ’Get Rich Education’) to devour.

Large expansions by Honda, Intel, Amazon, Nationwide Children's hospital and Ohio Wexner Medical Center are showing great appreciation in Columbus real estate.

Tucson is also the only major city linking shipping ports in Southern California with the entire state of Texas, which is why we've been seeing expansion from companies like Amazon and Homegoods.As to its investment prospects, I find there to be greater inventory of non-commercial multi-family properties (2-4 units) in above average or even luxury areas downtown, or in well-established neighborhoods adjacent to the University.

Amazon did build a distribution center in Lakleand which is helping jobs, but I wouldn't fully credit Amazon for rent raise.
