Question, if you have loan, interest bearing only, the loan has the Contruction loan that has not been paid out yet.

What would you recommend as the best strategy for accounting for this situation as we file taxes for the 2023 tax year.

And I’ve done several 0% interest for a year credit cards.

They're like bank & credit union loans... but with (i) more leverage, (ii) more interest only, (iii) [typically] lower rates, (iv) non-recourse structure, and (v) no deposit requirements / no requirement to start "a relationship".

Also have a low interest mortgage (less than 3%), 43K annual NOI, potential equity of 600K and since owning it for almost 20yrs have never had any issues renting out any of the units [longest turnover was 2 weeks to find a new tenant]. 

This is truthfully the most overlooked aspect of most investors business.

I haven't, but just make sure the mentor has personal experience/success AND you have access to either him or a qualified coach for as many questions as you want to ask, versus just buying a course like some people offer. 

I am looking to rent it out, but I am not ready to give up access to it.
