one of my bizz partners I was talking to yesterday ( doing a lot of that lately) has 150 unit building B class Pac Nor west .. his PM called and said to expect 40% non pay for April.. as long as this is confined to 1 to 2 months most every landlord should be able to pull through this.

It's the landlord with retail centers in B- to C locations that tend to have less negotiating power. 

Such actions--fair or unfair--are taken ALL THE TIME, just ask AB&B owners.

The two economic factors that hold the economy in a precipice are a) the supply distribution channels, and b) the debt load carried by many corporations, which was facilitated by low interest rates. 

I am looking into option B which is to sell the duplex and cash out.
