All the debt goes and you have enough for a large down payment on the cheapest 2-bedroom single-family home in a passable rental area with a decent school district that you can find.Small mortgage payment, no debt, low taxes for the next eight years, until she finishes high school.

Yes there is a hard money loan in front of me for supposedly $800,000, but seeing the $700,000 in the deed makes me wonder if the loan is actually for $700,000?

Im currently 18 and still finishing up some high school, but I am soon to be done.

In advice, I will say that your credit score might hurt you a little in interest rates but it is not a no go situation for me and should not keep you wondering.
