Have you looked for a local investors group? 

In the process of selling some of my less desirable properties and still working on creative financing ideas;Do you think the following would be of interest to investors.

A lot of the investors that I work with will get all of their properties Section 8 approved, which guarantees the rent at a higher rate than you could normally get for it. 

Then, once I have that information/proposal/etc. prepared, how should I approach investors?

I have been told by several investors that I was overcharged but I guess at this point it is what it is since I have already almost finished everything.

Hoping to get in contact with agents that focus with investors and have good insights on the area and returns. 

That being said, I fell out of my chair when I was able to lock an individual investor (personal name) using a 1031 Exchange with about 50% down and 800 credit scores at 6.99%.
