Credit score- the higher the best. 760-780+ generally gets best pricing for investment property loans with most lenders.

As the broker repping the selling, I always caution sellers on offers with high price and low EM.

Not sure if higher purchase prices/rates have created this boom or if it's that all the new supply of rentals in Chicago is aimed at top end luxury *$3000 1br type builds etc. but rents have shot up on the north side.

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

in the meantime you could also get an agent to give you pricing on what it could sell for and get ready to list it.

I'm still finding some solid BRRRR opportunities in the Cleveland market, but Vadim is right that you need to find a property that is priced under value without extension repairs needed, hopefully only cosmetic stuff, but they're still out there!

It seems like it is growing, especially north of Dallas and has relatively reasonable prices for new homes (sfr).

If I can't find someone, are there any other avenues where the buyer won't see the selling price?  

I have my eye on one that's in my price range. 

The more acres the price per acre goes down and the number of potential buyers go down.
