Are City utilities available for your site, if not, would you the developer be fully responsible for the cost of extending Water/Wastewater to your property? 

Have a couple meeting a year with guest talkers from the industry or utilities 

There is no distance requirement or certain number of days you must utilize the property for your personal use but it has to pass the smell test in underwriting. 

Any type of trust, including a DST will pass the depreciation to the investors (trustees), whether or not they utilize cost seg, is something you will have to inquire about on an individual basis.

On SFR where it's easy to see electric/gas/water/garbage is it standard to have tenet pay those utilities?

Long story short, I have $200k equity in a property that might be better utilized.

Such as transfer of utilities and other associated issues.

Make sure all utilities and payments are coming from that bank account.
