If they left the home and it is in disarray it is likely they haven't' updated the county. 

1) Create a new term sheet that splits up the equity between yourself and your partner in accordance with their percentage of ownership. 2) Decide who will get what type of financing - if one person wants fixed rate financing while another prefers adjustable-rate financing, it's best not to mix them together because they have different risks associated with them; 3) If there are multiple investors, make sure everyone has an updated agreement reflecting the changes in ownership percentages; 4 ) Have a conversation with the person who is going to be taking over the loan and make sure they understand what type of loan they can afford to take on.

I have searches setup in the MLS to find on market deals and provide my clients with regular updates of what I come across but I'm growing my list of investors and need more deals to provide them.

My plan has been to self-manage for the experience, and do a slow value add with two units that need some updating.

That is being updated right now, but we spend money on features that reduce energy.

I'm not sure why the value tax appraisal increased so drastically when no updates or repairs had been made.

There is nothing wrong with it besides it needing updates.

That may even become the more required request over the updated kitchen or an extra bathroom.
