This may or may not be a solution but I definitely would check it out as I personally have seen the worst of cars get smoke puke and other bodily fluids completly out of the car for good!

We made appointments with each of them separately, reviewed the terms of the rental agreement, and told them they needed to work out a solution between the two of them and if they didn't .... one, the other, or both would need to leave.

@Rich Hupper timber is not universal.. what is valuable out here in the west may not be the case out your way.hard woods are not nearly as valuable as soft woods per acre. simply because of how they grow.think of pine and doug fir trees.. 3 feet around and straight up for 100 feet  and a stem every 5 to 10 feet.. think of Hardwood big trunk big canopy stem every 100 feet plus.. simply no where near the board feet per acre.Its not uncommon in our area to have 50k bd feet per acre were in hard wood country it could be a tenth of that. but I digress into logging minutia that most folks could give a rip about.. but I made millions doing it  LOL.. so there. !

If you're a "practice" your CRM system can be a series of Google Sheets (free), if you're a "business" you've probably sucked it up and bought seat licenses for Salesforce or another SMB focused CRM solution.

My "handy" tenant went against the lease (which requires my approval on any alterations etc...)..... and uprooted nice landscape  bushes, coz he "planned to replace them with a master landscaping plan "..... he even tried to cut down the neighbor's tree....that's when I got the call from the frantic neighbor. ...too late for my bushes.
