Any advice for a new commercial real estate broker from veterans?

I am most interested in multi family / apartment houses as an area of specialization, because I'd like to invest in multifamily properties out of state (New York market is disadvantageous with unfavorable price to rent ratios, etc).I have sales experience in mortgages & a real estate license but no experience yet.Any advice is appreciated

Our MLS also just released a specialized addendum adding flexible closing dates should it be required due to circumstances outside of anyones control (i.e. shutting down recording offices, etc. because of the virus).
