Whichever option you start with, SFR, duplex, renting out rooms .. an option to think about for a good tenant rent source is AIRBNB.com  If you've never heard of the service, long story short, people rent out rooms to guests from all over the world.

They can use the rubbish bin.Everything they complain about, remove the source of the complaint as much as you can without breaching the lease with them.Appeasement as a strategy never works - not in world diplomacy and not with tenants like yours.
