Imagine one tenant likes to sleep cold and the other hot.  

Each one is a large 3/2 that will comfortably sleep 8 per unit.

I'm not scared of long hours and little sleep, I'm not scared of the failure rates, and I am not scared of talking to people, I am just trying to figure out everything because I am still young, I am still trying to figure out where I wanna go after high school, at least I have an idea.

Your dad will sleep better.

With units full of kids that don't sleep and keep lights on and weird hours. 

I think this site has the term "professional tenant" which you can look into if you can't sleep at night. 

Paul Allen is spot on with emotional control being important I’m still early in my investment path with just 1 deal, but I think sticking to these 3 simple criteria will work best for me:1) something I understand 2) something I can place a value on based on fundamentals (sorry Bitcoin)3) something I can buy at a deep discount to that valueObviously that makes it really tough to find deals in todays market, but (1) when I do find one, it is something I can easily sleep on and (2) it naturally forces me to slow my investment pace in today’s hot market, and pick up my pace as prices come down (whenever that begins to happen).

Guests don't just put sleeps 11, 7 beds, hot tub, and pick the cheapest one.

Again, it's an opinion: if it were an "option" your right, but it's not an "option" when you can't sleep at night because it's 85 F in the room.Most guests don't think how bad it can be without A/C.

I tell ya - I have lost enough sleep over this one tenant that is for sure.
