I assume that the majority of tenants would likely be travel nurses so it seems logical that a market with a large hospital would be ideal...I just feel like there are a lot of cities that have decent sized hospitals so I'd love to hear opinions on what markets could be most profitable.

If so, you can do the following to get a ** ballpark ** estimate of ARV:-stay inside 1/4 mile if possible, and, stay inside 90 days -if necessary go out to 1/2 mile or a full mile of there are no comps same size or age in that time frame -make sure you filter a similar sq feet range.

If the listed rent price is below Market rent and cheaper than everything in the area with similar property condition, same bed/bath count, similar lot size, etc, applicants will rush to see the home and or fill out a rental app.

But, in my experience and markets, the issue typically is the wide range or unit condition, sizes, characteristics, landlord motivation, etc, which cause a wide range of rents and therefore income, in 2-4 unit properties.
