Should we think of Short term rental?

Hi all--we are looking for feedback from short-term rental hosts in the Washington, DC area.

Purchase price: $310,000 Cash invested: $350,000 This was a full rehab 6 unit multifamily building.Our firm did everything from locating and acquiring the project, to managing construction, and then finished up by leasing out all 6 units for a premium rent.We used a construction loan to secure the property and do the rehab. 12 month term which we were able to do construction and lease out all units before taking out the original loan with a permanent commercial loan.

Swapping one breaker takes modest time (15 to 30 minutes if no unexpected issues including time to identify the circuit), but swapping additional circuits at the same time requires very little additional time (probably less than 5 minutes each).If AFCI breakers does not meet code, The possible solution could be as simple as installing a GFI on each circuit.

Yes, it's pretty simple to increase the rent.

Getting the proper permits is the only way to protect yourself and your asset long term.

Thoughts are appreciated.National Parks will always be a safe place for long term real estate investors.

Additionally, I am willing to live in one of the units for a year.My long-term vision is to buy everyone out and eventually own the property entirely.What are some common deal structures I can explore based on my contributions and end goal?
