They can't afford these houses now and are shifting back to rentals again (they are dumping or loosing their houses).

As my business has developed, I have shifted my strategy to a more balanced approach of paying off some properties and utilitizing them as collateral for leveraging.

It's not realistic to buy as many long-term rentals in a short time frame as it is for flips.For me, I literally had to hit the brakes and reset button and change my mindset from fast and exciting to slow and reliable.My suggestion would be to start out small and start shifting capital away from flips and towards rentals.

If you have little in the way of equity in the properties, and most of it somewhere else, and that number is substantial, you have a better argument for an LLC - and this is the route some people go; they mortgage the property to the hilt, and shift the equity somewhere else.

Did you feel any impact of the shifting market?

I've spent some of my adult life in Raleigh and shifted gears to Durham in the past 4 years.
