It's not realistic to buy as many long-term rentals in a short time frame as it is for flips.For me, I literally had to hit the brakes and reset button and change my mindset from fast and exciting to slow and reliable.My suggestion would be to start out small and start shifting capital away from flips and towards rentals.

I'm visiting with family this weekend, so do not have a lot of time to go find them all, but will try to pull the information together into a blog post in the next 2-3 weeks.One additional consideration which has arisen in the past 3-4 months is the shift in the relationship between the CAD and USD - I sold USD at 1/1.2245 last week and the currency jockeys are indicating we could see 1/1.18 before the end of May.

If you have little in the way of equity in the properties, and most of it somewhere else, and that number is substantial, you have a better argument for an LLC - and this is the route some people go; they mortgage the property to the hilt, and shift the equity somewhere else.
