PS, not a landlord but even in rent controlled area, month to month can still be served the notice, the control is about the rate not the notice timeline.

I have done it before with previous clients rebating half of the commission at closing but $12,000 out of $15,000 is a bit much.

This will serve you well when taking on the task of rehabs here in Phx since you can do alot of the work for yourself. 

Clients are always happy when they ask their CPA how much they owe and they can say nothing or much less than expected. 

Busy commercial brokers do not have time to pull tons of comps for non clients.

I know on a small level some of my clients that bought in Texas only to have their tax's reassess after they purchase went from modest cash flow to negative cash flow just beacsue of ad valorum tax burden.

I've got a Shelter agent that I refer my clients to here in STL.

If their parents really believe them to be on-time paying and take care of the property, then they should have no problem serving as guarantors and nothing to worry about.
