Save contacts in your phone for everything, i.e. handyman, cleaners, specialty techs, etc. 

Someone I can bounce ideas off of and get guidance from. 

Every now and then I would call him with questions or run ideas by him to get his opinion. 

Will give you an idea of what the average spread/points are in the area.

Hello everyone, I am in the learning and growth phase of my business and I I'm looking to network with some Great people to bounce ideas and come up with ways to help each other achieve success.

We are in contract with a mulit-unit home (2 duplexes and 1 single family home) on the North Shore of Oahu and looking into the idea of opening up a Group Home for Senior or Assisted Living.

I would think of this problem differently: I might encourage them to explore ADUs... this would give them an additional stream of income and would likely only require a relatively small chunk of money in their savings (relative to the total cost).If they could partner with someone that has experience building and/or flipping (to qualify for the construction loan), then cash them out with a 30-yr DSCR loan (and use that as the builder's profit), then they could rent the property and enjoy the cash-flow.

I am currently in the process of eliminating all my debt (about 7000) and then resume my savings.
