I am hopeful that once we resolve the permit issues and really finish the fixup that we can come in a fair bit higher than the latest appraisal.

I'd say that's a great introduction if I've ever seen one :)I must say that it's nice to see your resolve with starting your REI business.

I just stopped by quick to check thinking the issue is resolved since we are all just curious about whats up with other states and none of us (If I read correctly) practices law.

From my experience, the best solution is to act quick and get the water damage resolved.

This is a lot harder to explain and thus is harder to sell, but it does resolve having to agree on a split.I would also focus on sourcing money from as many investors as you can find.  

This happens a lot with four speed fans such as those made by A Modern Fan Company, and if you use a cheap 3 speed control on the wall you get issues but if you get the compatible $90 AMFC 4 speed control, no problem. 

But in my 4 years of investing in Norway Ive never had any issues that i couldnt resolve with ease.Our equivalent to the mls is called finn.no and i dear say the norwegian page is much better looking.

I have an offer pending w/ the realtor, but clearly my calculation is incomplete until I have an idea how lenient the city will be with dismissing / resolving the violations / penalties. 

But at the very least get an application from every adult who is there now and go from there.As to the noise - I'd tell the neighbors what I tell my tenants: They need to talk to the people making the noise first, and if that doesn't resolve it, call the police.

This is and old debate that will never get resolved unfortunately.
