You need to find someone that is experienced with a great reputation and is willing to pound the pavement. 

There are so many private lenders/companies out there that are reputable.

Remember from what you have studied these last two years - beyond the potential legal ramifications, all you really bring to the deal is your reputation  (you already fear that a simple check would blow that - and the deal).  

Most the reputable property manager companies id recommend (although they've never managed my property I've dealt with and know many people who have used them) would prob be Howard Smith or Paul French.

Must have references/good reputation.

A Google search shows numerous possibilities, some that charge as low s $40.Not sure who is reputable and was curious if anyone has used any of them before that are reliable?

They are plastic looking and can't be refinished if you wanted to.
