This I am not opposed to as the properties I am looking at are very close to where I rent currently.- Are there any tools out there that could potentially project what the property could rent for?

Have you heard of Rent App and is that a good idea (instead of Venmo) and sufficient for tracking rent payments?

DSCR loans are based off of down payment, credit score and either actual or market rents so it helps to supercharge an investor's real estate goals and net worth.

With this in mind, have you considered STR, MTR, or rent-by-the-room?

I’m really not sure that’s worth the investment - even at $50 per month extra rent that would take 15 years to recoup. 

The program looks at location, property value, amount owing, interest rate, taxes, insurance, rents, condition, etc and several exit strategies.When we make an offer to buy, we can offer cash, subject to, wrap, seller financing, lease option, seller carryback and so on.Obviously if we wholesale the property, there is no carrying management needed, and if use a lease option to sell, the optionee is responsible for maintenance and repairs.

Be careful with multifamily, as too much new multifamily has been built here in the recent past - depending on the rent level, getting tenants may not be that easy.  

For instance, zip code 13210 shows a substantial rental market with higher median rents, especially for larger units.

Rents are a little low but on par with current conditions.
