HUD-1 forms were not formerly required to close cash sales, and TRID documents are not required to close cash sales now, although either the HUD-1 or the TRID forms can be used if the parties so desire.In my own real estate businesses, I regularly have some transactions that must be TRID compliant and others that are exempt from TRID.

Good Morning,I was looking through a few HUD listed properties last night that are for sell in my area , and I was reading through the Property condition report/summary documents , and am a bit confused by what they mean.For instance:The Property Condition Report shows that there is NOT a Dishwasher present , as well as stains in the Bath Tub that can NOT be removed The Property Condition Summary shows ( via Escrow description ), that there is some needed Plumbing to be done ( $300 ).

In no way are they meant to be legal advice and to be honest should most likely just be ignored :)I would remove the following words if my name was on it:From A Class: (usually Families), military, foreignFrom C Class: section 8, older people been on the programFrom D Class: People who have only ever lived in public housing or with family.Just my opinion and Good Luck

Check their backgrounds, if you have a lease that specifies illegal activities are prohibited and you discover them- you have grounds for removal

I'm not sure if Intuit scrubbed the reviews on Amazon or not by  now,  but it's worth reading the reviews there for their 2014 tax software - they IRKED A LOT of customers over their shady business moves.I used their Rental Property Manager software some years back before I moved to Buildium and it was crap - their support was crap and when you call them you are speaking to someone using a voice synthesizer to remove their accent located in India, Philippines or some other place where they could care less if they help you or not.Not to change the topic but if someone has a better alternative for Tax Software I'm open to it.

Parents plan: My plans plus complete kitchen gut, new trim, new doors, remove fireplace to accommodate a new half bath and walk-in pantry(that one isnt as straight forward as it sounds because a beam had to be added to support the load and the entire house had to be re plumbed to add the bathroom!).

In short, if you are buying from a Company that specializes in Turnkey (complete with add-on services such as 1 year guaranteed Rent), then there will NEVER be any built-in equity, because it is ALWAYS removed by THEIR profit!

You may be looking at removing the carpet and pad, cleaning the subsurface and applying an odor/stain blocker such as Kilz or Zinsser.
