Hey BP, currently working on wrapping up a novation deal in Sacramento.

.- Total start up costs (Down payment + closing costs, furnishing, getting started on Airbnb etc...) = 200k USD- Family member wants to put in 50k USD of the start up costs, but doesn't want to be on the hook for the mortgage. 

Reasonable rates. 

I have been down this road before.Eventually they get tired and give up. 

But my favorites are MI and IN, because there is decent supply, they are reasonably easy to work in, and I already have good teams established there.
