Lessons learned: HOAs are a huge pain

I feel your pain...and the even bigger pain for me is in convincing my clients of two things:1. 

I truly love BP but it does pain me to see so many people give responses to investors that totally discount different ways to invest. 

Usually inherited tenants are a a pain, even the good ones. 

Then I made up my mind that I’d do what any self-respecting adult would do in this situation.I started up the car and drove home.It was just too painful to go in!

Vacancy will be your biggest and most painful expense, and the success of your investment will be determined by the quality of your manager and how effective they are at placing and maintaining good tenants.

If you understand human psychology, it is normal response to perceived threat.

You will get a much higher return with more personalized mailers that directly speak to what the perceived pain point is.
