If you don't have an executed lease, the deposit is absolutely refundable.We don't execute a lease until the full deposit is in hand.

I don't actually own the property yet, but the owner has executed a power of attorney for me to manage it on her behalf.  

Since most are debt, and most SFR deals have no cash flow, the IRR's are really meaningless if the sponsor doesn't execute.

They did all of the loan calculations wrong, did not transfer money paid at closing to set up the escrow account, and then sold my loan to Suntrust, claiming I was in arrears when they had not properly credited  money I had paid at closing to set up the escrow account.

Is it just flat annoying to look at a property without first knowing exactly how you'll execute the purchase?

^^^I'm a mf broker here in the Inland Empire, which obviously isn't LA proper, but I have clients who purchase throughout the Greater LA metro area.
