I usually place a realtor between me and a Buyer or Seller, take a referral fee, and have the agency participate in post liability issues.  30+ years doing business and no problems but it only takes ONE and if you are licensed, you reduce the risk and improve profitability.

Any country in the world promotes tax deferred or tax free things that you can do and it is up to you to talk with an Accountant who knows what they are and head that way if you want to be in that business, like affordable HUD housing.

I might be losing few months rent, but she will not get a referral from me and she has to move out which will add to her expenses.all in all I hate to go through the court system, paying $400 an hour to the lawyer.
