Do you have to be a “real estate professional” to qualify? 

Jared (laughing) ... ummm, are you really on here asking for a "Professional Referral" for a tradesman, after stating that you are probably just going to hire a "handyman" to get it done because it will be cheaper!?!?!?!?

I realize now I need to be upfront with my expectations when talking to RE agents (probably any professional I deal with).

Communication is also important.Our tenants see us performing professionally, so they are less likely to screw around.

more than likely it will not help as you hope.assuming you are not low income or a RE professional, you are limited in the losses you can take from LTR losses against w2 income in any year.  

I'm not necessarily seeking cash flow, I'm seeking lowest out of pocket costs so I can continue my buying journey.
