After recently speaking to loan professionals I have become aware of the fact that after you have a couple of properties lenders will require that you have 3-6 months of reserves for your loan payments for each properties on hand.

Ryan,If it is truly a separate company, you will want to have proper Insurance coverage:- General Liability (Bodily Injury or Property damage caused by your operations)- Professional Liability (aka Errors & Omissions - for damages caused by your decisions, advice,...)- Workers Compensation (even if you are not employing anyone)There are other coverage to consider depending on your operations.
