I'm a fan of MemphisInvest, more specifically Chris Clothier as I've met with him and really value him, but I've never dug Memphis as a market so never bought through them. 

More specifically, rules that you have added to your leese that you first overlooked.

I have rehabbed three residences and flipped them as house hacks, but never purchased a building like this one that as purely an investment, so would love help on strategy and specifics. 

This ensures they are keeping an eye on everything, they get to see what it's like to be a landlord, they have to take responsibility for the lawn and other maintenance, they will learn to deal with people issues, and more.

The short answer is yes but it does depend on specifics.  

Bigger Pockets has a list of recommended lenders specifically for STRs.

The land, zoning, waste disposal system, in ground oil tank, elevations, liabilities, encumbrances, lot size, setbacks, and other issues that may have impact on an investment decision and any value add opportunities or lack of.
