But not having someone there with the properties interests in mind to verify the work being done is quality would personally make me uneasy.I would definitely look at a local PM for the long term and then after the first year and hopefully the first round of renewals you can make a more educated decision as to whether or not to keep them around.No matter what you decide to do, congratulations on the investment!

However, I later found out that he lives internationally.His first draft was missing many important terms, such as those regarding lead-based paint, Megan's Law, etc.I questioned his qualifications for this job, and he assured me of his capabilities.I'm attaching his final version here. lease agreementI removed personal information in the contract.

After quitting I would want to be doing real estate deals more full time and do something more enjoyable to supplement my real estate income (maybe teaching or personal training- tbd).I’ve thought of buying 1-3 more properties within the next few years and then using the income from all my properties and job to hammer down the mortgages.

Not sure why the disparity but I personally believe it is because most who pay for coaching are not strong enough in the 2 areas I referenced.Good luck

i really think it's that simple.and, for me personally, if i have long term tenants that have consistently paid on time and had no issues for several years, i will usually get them a gift card or something at year 3 or 5.there is no consensus on BP on this.
