I wanted to ask and start a conversation about what additional/creative ways people have used to increase rental income or ROI on a property as a whole (such as ADU, converting garages, Airbnb, certain high ROI rehabs).

Armando - A few questions I would ask are:- I've seen banks typically use 5% for vacancy factor- Are you self-managing?

Very few people redeem.That's the starters. 

As Carlos said, there are plenty of people house hacking in the Bay, but the obvious things you need to be comfortable with are the prices and the landlord/tenant laws. 

Also, what other platforms are people using for rental price comparisons and have you found them useful/accurate to help you rent your home in a reasonable amount of time?

Many people think that renting and owning a home are two separate paths.

I cant seem to make them understand that I am looking for people who just owe back taxes but still own the property.

But I would not, not use them just because people responding to this post have not heard of this specific lender. 

People don't walk in and say "I need you to prescribe me X" without the physician asking a lot of questions, drawing blood, and doing other tests.
