best to buy your asset in your LLC so you get the benefit of deprecation.. just a thought.. but love you paying cash and be safe and secure however you structure it.good performing notes will equal COC on most rentals.. with no headaches  and far more appropriate in many cases for the busy professional who may not have the desire or time or patients to work with tenants.

Be patient and consistent.

I am incredibly patient while waiting for the right deal, and then incredibly aggressive to pounce when it's there.

But there are always deals out there if you are patient and have your finances lined up.
