I think it  would be worth the effort to 'transfer' that 100K out of that SDRIA into say just a normal IRA in your own name.

If that's the question, normally a seller (owner) can talk to a self-storage broker and go through the process of an on-market sale.

I have a 3 and 5-year old and can't imagine willingly stepping into such a thing...that's just me.As far a loan, you want to a normal owner-occupied residential loan.

Also you will probably need a registered agent unless you can receive process during normal business hours.
