Here is a pretty noobie question:I have 2 houses, in the same neighborhood, about 2 streets apart.1.

What is hapening in the neighborhood, is it getting better, worse, or staying the same?

.- 3,1 - 986 sq ft - Built in 1940 - Rougher Side of Houston, but NOT a warzone, in fact this street is more of an elderly neighborhood, This house is close to MANY of Houston's attractions (downtown, reliant stadium, minute maid park, the Toyota center, Texas medical center, museum district, and about 4 Universities)After my due diligence we came up with the following numbers.- ARV = $82,500 (which was conservative, recent comps for smaller houses came back slightly higher)- Repairs needed = Around $10,000 for rental - (Needs central air, some rotten board on the outside, some doors/sheetrock repair, and painting)We wanted to try to start out with a $10,000 assignment fee to split between us and work our way down depending on what they would take as an offer.

When you go doorknocking are you knocking on every door in the neighborhood you've targeted?

We saw how to fix it, where to buy materials, permits, security, listing, getting "Section 8" tenants (in some neighborhood) etc etc etc it was a ton of stuff.

After a few weeks hanging around here and driving the various neighborhoods you'll start to understand why.

Before signing up with a credit repair company, make sure to check if they are a member of NACSO. You can do a simple search at www.nacso.org by either the exact company name or by phone number.

Every time I'd crunch numbers in either of those places on the cheap, low rent places, the taxes would put me in the negative.So lately I've been looking in KC (other areas of Missouri as well), Albuquerque, and Little Rock.We decided just the other day that it might be best to actually take a road trip through some of the places we're interested in so we can have some pictures of certain neighborhoods to go with the searches.
