That's why I'm thinking about the YV area, or nearby, to start so that I can do a walkthrough with a contractor to get a feel for that process.

You don't have to bug people to take them to coffee when they have no idea who you are or if you're a real player or not because you're right there in the same fight as them, you're now just where they were when they first started and now they'll be more open to helping you because now you're also a resource to them, especially once you find your first deal, more than likely they're going to be the person you JV with.

If I am going to invest outside of my backyard, I would prefer to make a data driven decision about what city has potential for growth (based primarily on job growth, not just development of hipster coffee shops), while exhibiting sufficient cash flow to enter a deal. 

Every home near by is in the 800k-900k this is going for 600k.
