I am in the beginning of putting my business model in place, which includes mortgaging my current properties to access capital for future purchases.  

Investing in places where the business model is to head into what most would consider a war zone, make sound easy that you can purchase a $30K multi and fix it up, throw in some Section 8 tenants and you'll be set long term for life is in my opinion a pipe dream.  

A self-directed IRA just has a different processing model that facilitates those types of investments, but the underlying IRA is exactly the same as far as tax treatment, rollovers, beneficiaries, etc.

I have read much here and on the net about techniques, but I don't see discussion about the essential business model for wholesaling, and what is the specific appeal to the seller is.First off, it seems patently obviously that the majority of folks sell their house in the typical way: hire a real estate agent and list the house.

That will allow them to take possession of the property and sell it if you should default.

I'm sure this is very conservative, but we like the stability that this model provides.

Sometimes you want to get the ball rolling with the teams and test the model.

Team model can help to gain experience quicker, leads, and support group.

Organizations can be very possessive with their data.
