You will not find these "hidden units" on the MLS or on the internet, you find them by going out there in person (this place called "outside," your parents might have told you about it when you were a kid) and looking at them during open houses.

I also have been listening/watching many podcasts with Brandon Turner and Josh Dorkin, which are incredible and second to none when it comes to real estate investing material. 

We supply all finishes ourselves, so there is no risk of the contractor supplying the wrong finishes and it saves the contractors time from having to procure the materials themselves.For non-finish materials, we let the contractors supply and aren't picky about brands.

Since I designed it myself, it only costs around 300 for materials to put it together, so not a significant investment.

That is why some of the "services" out there for creating a legal entity in a state charge so much because they end up acting on your behalf of receiving mail and forwarding onto you.If you are creating the legal entity in the state that you live, I have found that you can do it for whatever the state registration fee is, some elbow grease and internet time on the Secretary of State (that you live in or where you plan to create the entity).
