I ask this question because I have an opportunity to do something similar and the Multiunit would give me more than enough to pay the rent on the home and still Net at the end of the day….but is it legal??

These companies don't want to pay out so I'm sure they have a good legal staff that will represent you.

The issue is that I don't know if I am allowed to make a new lease at a much higher rent price with the tenant since he is under RSO, EVEN if the tenant is the one wanting it.

@Christopher Davis my property manager does an inspection about 30 days before lease end, verifies timeline with current tenant and potential turnover issues.

The LLC can offer legal protection, as well as create its own bank account to clearly show expenses used on the rentals.

I think the issue I’m having is that I’m getting a discrepancy when I’m running the numbers with Redfin info vs lender info (it’s sometimes off ~ $200) so I was just wondering if for every property I analyze should I try to have the lender get the PITI for me for it to be more accurate 

If they admit to using undocumented employees the insurance won't pay and then the municipality will likely issue a hefty fine and not allow them to pull permits and work for a period of time.
