I worry because quite frankly our tenant pool isn't one that adapts super well to change, they aren't that technologically inclined (online / app = payments - lol - some of these folks are depositing cash into our bank accounts on the 5th) and I worry that this change will disrupt, cause move-outs, more fees, etc...Thanks in advance for your insight, heckles and advice.

@Jacob Mallison I'd say the best thing you could do for a Realtor is to provide leads for your clients that want to transact real estate.We're always looking for leads - especially those from referrals.You might not know this, but in most, if not all states, it is illegal for a real estate licensee to pay any kind of referral fee, finder's fee, etc to an unlicensed person.That said, if you want to find a good agent, look for someone who is full time and hungry.

However, with all due respect you have about 20 podcasts to listen to and about 2K forum posts to read first.Learn a little, ask a question, read a bunch, watch a video.Learn a little more, ask another question, read a bunch more, watch more videos.Get an idea, apply what you've learned, realize you need to learn more, ask a question about your idea, which leads to a bunch to read, and 4 videos.Modify your idea, apply what you already knew, and what the changes to your first idea taught you.

Property this close to the city is limited.Using an online calculator I found and assuming the property appreciates 3% per year and the after tax return on reinvestment if I sell is 5%, I’d still make $120k after 20 years if I rent.
