If you have little money to work with, then use your time... post ads on Craigslist, attend your local REIA and any other Meetup groups, network, door knock, do Driving for Dollars, hand write and stuff your mailers, etc, etc, etcIf you have the money but not the time, then you pay someone to do the above things.If you have neither the time nor the money you won't make it very far...

Jan 2016, quit my W2 and dove into real estate full time and have since purchased a Fourplex and  small seven-unit apartment building with a partner and concentrated on paying down our HELOC.Now with HELOC paid off, we are looking to pool our equity in exisiting properties with a portfolio lender to purchase larger 8-20 unit building.Hope this helps!

If you want to charge for out of the ordinary things like a trip charge for unlocking the door for a tenant who accidentally locks themselves out, go ahead.... but then you'll have tenants try to break-in through windows too.
