A major inherited problem that I can't imagine someone would knowingly sign up for after rehabbing and trying to sell.I am going to be interviewing PM's and this will be an answer I'll ultimately get from them but wanted to ask the community here in San Antonio to see if anyone had ideas.We will address with the seller and hopefully this is resolved via the tenant's current lease but was curious if this was something anyone had experienced prior and what steps I can take as the potential purchaser of this property and barking headaches.Thanks!

I recommend that you interview a few realtors, join some local real estate meetup groups (they're free), and gain more knowledge.

I did an interview the other day and they provided great insight into mentor red flags (they lost ~$30k from a bad mentor):Lying about their track record (i.e., they say X and after doing your due diligence, you find out that they straight up lied or exaggerated)They are the loudest person in the roomAggressive and overly pressure you to join their program (i.e., "you must join today!"

you can assign contracts sure but when your business purpose is to take assignment fee's and market the house in your own way then that's not legal in most all states.. a true wholesaler closes on the house then puts it up for sale.. the assignment fee game is just circumventing the license laws and we are seeing state across the country now recognize this and address it with amended laws IL just did it.in my state Oregon and Nevada same thing you market a house in any manner IE blast it out to your list or prepare a flyer.. or craigs list simply not legal..
