Newbie mistakes! What to avoid?

I’m sure this has been brought up a thousand times but here we go.

My name is Jesse and I’m from San Diego, California. I’m starting out and want to eventually become a landlord. I want to eventually own apartment buildings and rental homes. I also want to flip. Im starting of with wholesaling. I want to avoid as many mistakes and waste as little time as possible. So where should i start? Book recommendations? Habits i should adopt? Etc. if you had to start all over again, what would you different?

I’ve read “how to invest in real estate”, listened to a few podcast and interviews. Read the beginners guide on here. I love the subject and understand it is hard work. I’m down for it. Just need a little direction. Thank you Im advance 🙏🏼🙏🏼
