@Kevin Wilson yeah as long as you can work it into the deal and make sure you have solid inspector and an even more solid contractor, it could work for sure.I haven’t quite made it to long distance real estate lol

Hi everyone, I am right now in Indianapolis and I saw a very interesting duplex on South Denny Street (46201).

The demo court lines you see there notate that the court inspector assigned to your case has come out to the property to do a follow up inspection, which they do before each court date.

I was very interested and they responded to me a couple of times but when I said that I would want an inspector to look at it they essentially stopped responding.

My first deal will likely be one that needs a minimal amount of rehab so I can familiarize myself with interacting with contractors on that basis, realtors, title companies, inspectors, etc.

That person can hook you up with everything and everyone you need to be successful, including contractors, loan officers, inspectors etc - and consult with you with your strategy, your financial model and identifying the right property. 

Contact the City’s Building Department and ask to speak to a Building Inspector.

@Kevin Brown build relationships with brokers for on market properties.The best way to find off market commercial and multifamily properties is to compile lists through a paid service like list source, Reonomy and CoStar or you can use free resources like Loopnet, CREXI, CBRE, Craigslist, tax database, brokers, property managers, title companies, multi family inspectors, appraisers, landscapers and other companies that service commercial and multifamily properties and driving for dollars.The real key is in how you approach the owners and then the follow up.
