Navarre FL - What is the single family rent market like?

We are looking at investing in the Navarre, FL area in short-term and long-term rentals with single family homes.  Likely looking at 3/2 type homes.

We are drawn to the area because of it's proximity to the beach and related - along with military housing needs.  It seems like an area that has a good future.

  1. What is the long-term rental market like? 
  2. What is the short-term (AirBNB) market like? 
  3. Neighborhoods to look at or avoid?
  4. With repairs/rehab - I've heard in the past that contractors are busy and hard to get - is that still true?
  5. What am I not asking that I should be??
