Now quit belly aching about the value and start hunting every house in town that has one and buy it.   

I'm in Orlando but my father-in-law just built a vacation ranch/home in Whitefish and I've spent the last 3 Octobers hunting elk in Emigrant, MT south of Bozeman. 

I think it's best before going market hunting to establish your goals, your investment, and criteria for investing.

You can hire someone out of your own pocket, or offer to pay a commercial broker, but generally it will be on you or your employees to hunt down deals and network with brokers to be sure they are thinking of you when they get a new listing.  

For my know, I am keen to educate myself before I jump head along into investmentsDFW has a lot of investment opportunities, especially in the rental game – my clients are always on the hunt.

I have began the hunt to find good deals in Winston - wish me luck :) 

I'm still a newbie, on the hunt looking for more deals, so for that reason I'm not actively contributing to any retirement vehicles with the exception being an HSA account.

In many cases it's more worth your time to go out and hunt for the next deal vs try to manage everything a good agent does from marketing a listing, following up with potential buyers that might just be looky-lou's, negotiating, and managing the inspections and appraisal process, and paperwork.But if you want to grow this arm of your business this could be a good way to get started, or if you don't have many time constraints you may want to learn this so that you can better communicate with listing agents in the future.
