You will be house hacking, so ask yourself "Is this somewhere I would like to live?" 

Home is located in a VERY HOT Market place.

I just accepted a job as a marketing coordinator for a local RE agency franchise office, at 21yo, a recent college grad.

This includes property management, purchasing houses, etc.

Give them insightful information, market knowledge bombs, and success tales.

This works if the long-term market rent received on an appraisal can support the DSCR and you are buying vacant.

Does it hurt or help generate more housing?

Under the current system the commissions are just rolled into the price.The problem will be when an independent buyer wants to see a house but won’t sign a buyer’s agent contract because he doesn’t need an agent.  

They are contracting at a lower price than home builders are listing on permits who build 100+ houses per year in our market and have 50 going or more at a time.

I would also be very clear with him going forward that you want to be in charge of all repairs since you own the house.
